We offer a number of services at Lux Law and are always happy to assist with your residential property transactions.


Purchases and Sales


Our fees differ depending on the nature of your transaction. We will require details specific to your personal transaction in order to provide you with a fully reliable quote. Our fees depend primarily on the price which you are purchasing or selling for, but other factors may be considered such as if the property is new build or you are purchasing through the Help to Buy Scheme. We estimate that our fees, excluding VAT and Disbursements, will range from £795 for Sales/Purchases under £100,000 to approximately £5,500 for Sales/Purchases of £3m or more.  The Fees are fixed as agreed at the outset of your transaction.


Disbursements are costs incurred during your transaction which are payable to a Third Party. The following are potential disbursements/additional costs you may incur during your transaction:


- Bank Transfer Fee £35 + VAT (per transfer) (Sale and Purchase)

- Fraud Check fee £25 + VAT (per person) (Sale and Purchase)

- Searches, dependent on the mortgage lenders requirements and the Local Authority (Purchase)

- Land Registry Search £3 (Purchase)

- Bankruptcy Search £2 (per person) (Purchase)

- Stamp Duty Land Tax, dependent on the price you are purchasing for (Purchase)

- Land Registry Application Fee, dependent on the price you are purchasing for (Purchase)

- Land Registry Official Copy Entries usually between £6 and £20 (Sale)

- Leasehold Information Pack, dependent upon Landlord/Management Company/Managing Agent (Leasehold Sale)


For our purchase fee we will:


-Take your instructions and give you any initial advice necessary

-Check that you have financial provisions in place to complete any purchase

-Advise on contract documents on received from the Seller’s Solicitor

-Send contract to you for signature

-Carry out searches

-Make any necessary enquiries of seller’s solicitors

-Give you advice on all documents and information received

-Report to you on your mortgage offer (if applicable)

-Exchange contracts upon your instructions

-Arrange for all monies needed to be received from lender

-Inform you of the funds required from yourself in due course

-Complete purchase

-Deal with payment of Stamp Duty Land Tax

-Apply for registration at Land Registry


For our sale fee we will:


-Take your instructions and give you any initial advice necessary

-Prepare contract pack and send to the Purchaser’s Solicitor

-Send contract to you for signature

-Respond to any legal enquiries of purchase’s solicitors and forward property specific enquiries to yourself for answering

-Exchange contracts upon your instructions

-Complete purchase

-Settle all outstanding property specific payments due and then pay balance of sale to you


Remortgages


When quoting on a remortgage transaction our fees differ depending on the particular requirements of each case. We will require details specific to your personal transaction in order to provide you with a fully reliable quote. We estimate that our fees, excluding VAT and Disbursements, will range from £250 - £750. The Fees are fixed as agreed at the outset of your transaction.


Disbursements are costs incurred during your transaction which are payable to a Third Party. The following are potential disbursements/additional costs you may incur during your transaction:


- Bank Transfer Fee £35 + VAT (per transfer)

- Land Registry Search £3

- Bankruptcy Search £2 (per person)

- Local Authority Search between £0 - £200, depending on the mortgage lenders requirements and the Local Authority

- Land Registry Application Fee, dependent on the property price

- Land Registry Official Copy Entries usually between £6 and £20


For our remortgage fee we will:


-Take your instructions and give you any initial advice necessary

-Obtain title documents from the Land Registry

-Obtain an up-to-date redemption statement from current lender

-Apply for searches if necessary

-Report to you on mortgage offer and searches and send you the mortgage deed for signature

-Agree completion date with you and your new lender

-Complete Re-Mortgage

-Deal with application for registration at Land Registry
